TELLURIDE AREA PROPERTIES
The Telluride area has seen a dramatic increase in prices and value over the
past several years. As a World Class Resort Destination, it is difficult to
beat Telluride for price and accessibility to skiing and the resort lifestyle.
Improvements to the airport, the Telluride/Mountain Village Gondola, ski area
and lift expansion, the opening of the new Telluride Conference Center, and
an increase in the number of lodging units all add to the desirability and
viability of owning a home, vacation or investment property in the Telluride
area.

TOWN
OF TELLURIDE AND MOUNTAIN VILLAGE
Telluride
is a National Historic District and features culture, fine dining, nightlife,
fabulous views and access to hiking, biking, jeep touring, skiing and all
types of mountain sports activities. Very few homes come on the market and
prices range from $650,000 and up. Condominiums range from small studios to
large luxury with prices from the low $100's to a million plus. Very few lots
come on the market and typically average over $100 per square foot. 
Mountain Village is designed to be a modern, but rustic resort town. There
are terrific views, Ski-In/Ski-Out properties, Golf Course Homes and Lots,
secluded parcels and properties in the Village Core. The homes and lots in
Mountain Village have been some of the hottest properties in Colorado since
the Village was developed in 1987. Lots range in size from 1/4 acre to 35
acres with prices from just under $200,000 up to $6 million. Homes prices
begin at $1.25 million. Studio condos begin in the low $200's.
LOCAL SUBDIVISIONS
Aldasoro Ranch is less than a 10-minute drive
from Telluride above the airport. Lots range from 3 to 6 acres and are priced
from just under $300,000 up to $3.5 million. The area has easy paved access,
great southern exposure, wonderful views, and mixed meadows and trees.
Last Dollar is just east of the airport and an
easy 10-minute drive to town. The lots are smaller, 1/2 to 2 acres. It is
one of Telluride's older developed areas.
Sunnyside
Ranch is less than a 10-minute drive to Telluride and
consists of 35-acre parcels with paved roads and full utilities. Sunnyside
is just east of the Aldasoro Ranch. Lot prices start at $2.5 million.
Sunnyside II was recently subdivided and brought
under development.
Ski Ranches lies just past the entrance to Mountain
Village off Highway 145. This popular area features paved roads, underground
utilities and thick forest. Lots range from 1 to 5 acres and are priced from
$150,000 and up. There are typically a number of homes available on the market
due to the age of the development. Home prices range from $350,000 and up.
Elk Run is approximately a 15-minute drive to
Telluride and less than 10 minutes to the Mountain Village Core. The entrance
to Elk Run is just south of Mountain Village on Highway 145. Lots range in
size from 3 to 6 acres, there a total of 30 lots. This is one of Telluride's
newer developments and features all underground utilities and paved access.
Raspberry
Patch is a 15-minute drive to Telluride, it is located
just south of Elk Run. There are a total of seven lots, all larger than ten
acres.
The Preserve is on Highway 145, across from Raspberry
Patch. There are a total of 13 lots with an average size of 15 acres. The
Preserve is less than 5 minutes from the entrance to Mountain Village.
West Meadows is on the west side of Highway 145
South, across from Ski Ranches, and a 10-minute drive to town. The views are
wonderful and there is plenty of sun. The parcels range from 10 to just under
40 acres and start at $1.25 million.
ADJACENT MESAS AND RANCHES
Gray Head is approximately 8 miles from both
Telluride and Mountain Village. The area consists of 35 acre, and larger parcels.
Gray Head is a premiere Telluride location, featuring an equestrian facility
with riding, hiking and Nordic Skiing trails, and a Clubhouse/Cabin complete
with a library, dining room, and entertainment area. Lot prices begin at $2.75
million.
Wilson
Mesa is the closest mesa to Telluride and about a 25-minute
drive. The mesa contains some larger parcels and the Wilson Mesa Ranches Subdivision.
Land is available from $250,00 up to $3 million in sizes from 3 to 40 acres.
Specie Mesa is west of Wilson Mesa and is approximately
a 35-minute drive from town. Land is available from 35 up to 2,000 acres with
prices beginning at $125,000 up to $4 million.
Top of the World Ranch is just east of Specie
Mesa. Tracts are 35-acres.
Sunshine Mesa lies in the beautiful Ilium Valley.
Access is from Highway 145 South via South Fork Road.
Ptarmigan Ranch is west of Telluride and east
of Wilson Mesa. There are larger parcels of 40 to 100 acres.
Meadows at Deep Creek are ten minutes from town
and just east of the airport. The 15 lots are small, 1-2 acres and have great
views of Wilson and the San Sophias.
OUTLYING MESAS AND RANCHES
Little Cone is west of Telluride up Fall Creek
Road and consists of 35-acre parcels. The area is more remote but has good
access and nice views.

The Pennisula is an area of 35-acre and larger
properties approximately a 45-minute drive to Telluride. To reach the Peninsula,
travel west on Highway 145 past the Highway 62 turn-off to County Road M-44.
Parcels at the Peninsula are 35-acres and larger.
Hastings Mesa and Old Elam Ranch are areas north
and west of Telluride off of Highway 62. They are a 25-40 minute drive to
Telluride. Parcels range from 5 to 40 acres with some larger parcels available.
There is a diverse range of prices from $65,000 to $2 million.
San Juan Vista lies south and east of Hastings
Mesa and contains smaller lots of 5-10 acres. Roads are in place but owners
are responsible for installing utilities. This is area is very affordable
with lot prices beginning in the low $60,000 range.
San Juan Ranches are 35-acre parcels located
north of Highway 62 and northeast of Hastings Mesa. Access is seasonal and
limited.

Horsefly
Mesa is north
of Highway 62 and approximately 30 miles, or a 40-45 minute drive to Telluride.
Tract sizes start at 35-acres and can be as large as 5,000. Prices start at
$175,000 to over $6 million.
Iron Springs Mesa is just south of Horsefly,
the same time and distance from Telluride. These ranch parcels are 40-1,000
acres and are priced from $150,000 up to $4.5 million.
Brown Ranch, McKenzie Springs and Bluffs/Horse Ranches
are north of Highway 62 and include parcels from 35-acres to
over 100. Prices start in the low $300,000 range.
PLACERVILLE / SAWPIT and DOWNVALLEY
San Miguel River Valley runs west of Telluride along Highway
145 for 17 miles. Residential building lots up to 5-acre parcels are available
with river frontage and canyon side building sites. Prices vary according
to size and location. A limited number of commercial properties are also available.
